New Starbucks Development 

Single-Tenant NNN Retail Building

A town without a Starbucks?! Certainly, such a place does not exist. Through the acquisition and development of a half-acre parcel of land on a busy stretch of road at the intersection of Highway 46 and Palm Avenue, BOMAR Partners helped bring Wasco, CA its first Starbucks. 

On Friday, October 16, 2017, construction started on the drive-thru coffee shop and finished a little less than four months later on Thursday, February 1, 2018. Local news outlets were quick to pick up on the story, pointing out that the coffee shop could bring potentially twenty-five jobs to the small town. The location’s grand-opening occurred in early March 2018 with several prominent members of BOMAR Partners on hand to enjoy the fruits of their labors and a cup of coffee or two. In a ribbon cutting ceremony in which the lovely Miss Wasco, Vanessa Madrigal, got to wield the over-sized scissors, Anthony Olivieri joined Mayor Gilberto Reyna behind the red ribbon.

The Park Phase III

Multi-Tenant Medical Office Building Development

The Park Phase III is a ground-up development located at 9730 Brimhall Road in Bakersfield, California. Previously a privately-owned home on residentially zoned land, The Park Phase III was an exciting development project for BOMAR Partners. Starting as a vision to expand the existing commercially zoned development adjacent to the home, BOMAR partners began speaking to the owners of the home, sharing the vision and goal for the land. BOMAR acquired the land and began the process of rezoning, demolition, construction, development, and marketing of the three to-be medical office spaces. BOMAR was successful in quickly leasing two of the spaces to Physicians Automated Lab (PAL) and Core Chiropractic + Wellness, as well as a lease-to-own space to Yu Medical Group in the third space. BOMAR Partners exceeded their lease up and income projections than originally anticipated.

BOMAR Partners completed the successful sale of Suite #1 of the project to Dr. Hans Yu at Yu Medical Group, in the fourth quarter of 2018. Approximately 42% of the initial investment was dispersed to investors, with the residual investment remaining in the project achieving a steady return in a fully stabilized and performing development.
